Job Overview
You will be part of the CMG JBS India team, supporting the commercial real estate business in the form of supporting the quarterly/annual valuation reviews which includes Argus modeling, memo writing, financial statement analysis, lease analysis, and other ad hoc activities.
Passion for global real estate
Working closely with analysts and stakeholders from various global offices and supporting on the various process within the capital market team. This will help enhance the skill and global real estate knowledge.
Team work
Working with our leadership and business line heads to support the existing process and new business opportunities. You will be working closely with our team and global offices to leverage existing industry research and pair with external data sources to identify prospects and drive pipeline effectiveness.
Delivering excellent service
You will attend ad-hoc meetings with global team members for delivering excellent service which are essential for fostering collaboration, gaining valuable insights, and continuously improving our service offerings.
Key Responsibilities
- Play a crucial role in the development and maintenance of sophisticated pricing/valuation model updates, incorporating comprehensive cash flow forecasting methodologies.
- Apply discounted cash flow (DCF) analysis techniques to accurately project revenue streams and operational expenses across various asset classes.
- Deliver data-driven insights that support strategic decision-making for acquisitions, dispositions, and portfolio optimization strategies.
- Clean, prepare, interpret, and analyze datasets utilizing advanced Excel skills.
- Create, review, and comprehensively handle financial models.
- Collate information into cohesive presentations with proper slide layout / design.
Skills Required
- 0-4 years of work experience in the real estate industry, with proficiency in abstracting relevant deal points from leases, rent rolls, income statements, and appraisals.
- Outstanding computer orientation and proficiency with Excel, PowerPoint, and Word software.
- Knowledge of advanced Excel and financial modeling is a must.
- Hands-on experience with Argus Software would be highly preferred.
- Strong quantitative orientation regarding real estate underwriting (DCF, IRR, NPV, Time Value of Money, etc.).
- Excellent verbal and written communication skills to manage stakeholders and convey negotiated terms clearly.
Eligibility Criteria
- Education: Bachelor’s or MBA degree in Finance, Real Estate, or related disciplines with excellent academic credentials.
- Certifications: Member of RICS would be good to have but is not mandatory.
- Personal Traits: Energetic and highly motivated individual ready to excel in a competitive space.
- Inquisitive Learner: Interested in acquiring global real estate knowledge across asset classes such as multifamily, retail, office, hotel, or industrial spaces.
- Team Player: A desire to work within a diverse, collaborative global environment while also retaining the ability to work independently to chase leads under tight deadlines.
